How to download your Dubai title deed

If you only need a copy, start with the official access route. If a detail appears wrong or you are preparing a sale, identify that separate task before ordering assistance.

Where are you right now?

Access your own record

You need two things: the Dubai REST app (or access to the DLD website), and a way to sign in. Dubai REST uses UAE Pass, the national digital identity, as its login. Setting UAE Pass up before you need the deed avoids a common source of delay. If you are a non-resident owner without UAE Pass, you can still reach your records, but expect the sign-in to be the step that takes the most patience — or to be the point at which you decide to have someone handle it for you.

In the Dubai REST app

  1. Install the official Dubai REST app from the App Store or Google Play.
  2. Sign in with UAE Pass (or register, if you have not used it before).
  3. Open your property portfolio — each property registered to you is listed.
  4. Select the property whose deed you need.
  5. Open the Document Vault and choose the title deed.
  6. Confirm with a passcode if the app prompts for one.
  7. Download the deed as a file, or share it directly to a recipient.

On the DLD website

The record is also reachable through the DLD’s online services for owners who prefer a browser to the app. The routes differ in more than appearance: the public DLD Vault page verifies through contact details and a one-time code rather than the Dubai REST sign-in, so the step where you identify yourself is not the same one. The rest of the sequence is familiar — verify your identity, locate the property, download the deed. The website is useful on a desktop or when the app is not available, and on either route the owner’s own verification has to be completed by the owner.

Sharing it with a bank, lawyer or trustee

The Document Vault is built for sharing as well as downloading. Rather than printing the deed and emailing a scan — which a careful recipient may not accept at face value — you can share the document from the Vault to a service partner such as a bank, a legal advisor or a trustee centre. This keeps the chain of custody clean and lets the recipient confirm the deed against the DLD record. For a mortgage application, a legal matter or a trustee transaction, sharing from the Vault is the cleanest route.

Where people get stuck — and the fix

Sticking pointWhat to do
Not set up on UAE PassRegister UAE Pass first; non-residents can use passport-based registration, though it is the slowest step.
Property not showing in the portfolioConfirm the property is registered to the same identity you signed in with; recently transferred units can take time to appear.
Passcode or verification loopEnsure the mobile number on the account is current and can receive the code.
Abroad and the app will not cooperateUse the website, or ask the desk to confirm the available route and the authority it needs.
Joint or company-owned propertyAccess follows the registered owner; for company-owned deeds the authorised signatory or a representative acting under authority handles it.

If a detail does not match

A deed whose owner name, plot, unit or area details differ from your other documents is a record issue, not a download problem — downloading it again will not change it. Keep the copy, note which field differs and which document you are comparing it with, then use A record detail needs checking in the box below. Do not hand the deed, your UAE Pass password or any verification code to anyone who offers to “fix” the record for you.

If you are selling or transferring

The deed copy is one of the documents the trustee office and the buyer’s bank will ask for, but downloading it does not start or register a transfer. The sale contract, any developer no-objection certificate and the trustee appointment are separate steps. If you want help coordinating them, use I am selling or transferring in the box below.

Is downloading my own deed free?

Retrieving your own electronic title deed from the Document Vault is a self-service function within the app — you are accessing a record you already hold. Charges arise for separate things, such as a detailed property report, a reissuance, or a correction; those are covered on their own pages and on the related service at titledeed.ae.

What do you need after the download?

If you have the correct document, keep the copy you need. If access is blocked, details appear wrong, or you are preparing a transfer, choose that task below.

Assistance scope: If you need assistance, the TitleDeed desk can confirm the available route and authority required for your case. Keep passwords and verification codes private; complete any owner authentication requested by the official service yourself.

This reference and TitleDeed are operated by Cendale. Conveyance is the related property-transfer service.

Frequently asked questions

Do I have to use UAE Pass?
Dubai REST signs in with UAE Pass. Setting it up in advance removes a common delay; non-residents can register, though it is the slowest step.

Can I download it on a computer?
Yes — the DLD website provides the same access as the app, which suits desktop users.

My property is not listed — why?
Check you signed in with the identity the property is registered to; recently transferred units can take time to appear.

Can I send it straight to my bank?
Yes — share it from the Document Vault directly to the bank, which keeps the document verifiable rather than a loose scan.

Is there a fee to download my own deed?
No — retrieving your own deed from the Vault is self-service; fees apply only to separate services such as reports, reissuance or corrections.

Can someone download it for me?
Only through a route the official service supports. The desk can confirm whether one is available for your case and the authority it needs; keep passwords and verification codes private.
