E-Title Deed Services in Dubai
Your electronic title deed is downloaded from the DLD Document Vault inside the Dubai REST app: sign in with UAE Pass, select the property, and download or share the deed. The DLD website offers the same access. The deed itself is the easy part — most delays happen at sign-in, and there are clean ways around each of them.
You need two things: the Dubai REST app (or access to the DLD website), and a way to sign in. Dubai REST uses UAE Pass, the national digital identity, as its login. Setting UAE Pass up before you need the deed saves the most common source of delay. If you are a non-resident owner without UAE Pass, you can still reach your records, but expect the sign-in to be the step that takes the most patience — or to be the point at which you decide to have someone handle it for you.
The same record is reachable through the DLD’s online services for owners who prefer a browser to the app. The route differs in look rather than substance: you authenticate, locate the property, and download the deed. For most individual owners the app is the smoother path; the website is useful on a desktop or when the app is not available.
The Document Vault is built for sharing as well as downloading. Rather than printing the deed and emailing a scan — which a careful recipient may not accept at face value — you can share the document from the Vault to a service partner such as a bank, a legal advisor or a trustee centre. This keeps the chain of custody clean and lets the recipient confirm the deed against the DLD record. For a mortgage application, a legal matter or a trustee transaction, sharing from the Vault is the cleanest route.
| Sticking point | What to do |
|---|---|
| Not set up on UAE Pass | Register UAE Pass first; non-residents can use passport-based registration, though it is the slowest step. |
| Property not showing in the portfolio | Confirm the property is registered to the same identity you signed in with; recently transferred units can take time to appear. |
| Passcode or verification loop | Ensure the mobile number on the account is current and can receive the code. |
| Abroad and the app will not cooperate | Use the website, or have the desk retrieve and deliver the deed for you. |
| Joint or company-owned property | Access follows the registered owner; for company-owned deeds the authorised signatory or a representative acting under authority handles it. |
Retrieving your own electronic title deed from the Document Vault is a self-service function within the app — you are accessing a record you already hold. Charges arise for separate things, such as a detailed property report, a reissuance, or a correction; those are covered on their own pages and on the related service at titledeed.ae.
The honest reality is that the app defeats a lot of owners — not because the deed is hard to find, but because UAE Pass, an out-of-date phone number, or simply being overseas turns a two-minute task into an afternoon. If that is where you are, the desk can carry out the Dubai REST and Document Vault steps on your behalf and deliver your deed, ready to use or share.
Stuck at the sign-in, abroad, or short on time? The desk retrieves your electronic title deed from the Document Vault and delivers it ready to use.
Call the desk · +971 4 546 5719Do I have to use UAE Pass?
Dubai REST signs in with UAE Pass. Setting it up in advance removes the most common delay; non-residents can register, though it is the slowest step.
Can I download it on a computer?
Yes — the DLD website provides the same access as the app, which suits desktop users.
My property is not listed — why?
Check you signed in with the identity the property is registered to; recently transferred units can take time to appear.
Can I send it straight to my bank?
Yes — share it from the Document Vault directly to the bank, which keeps the document verifiable rather than a loose scan.
Is there a fee to download my own deed?
No — retrieving your own deed from the Vault is self-service; fees apply only to separate services such as reports, reissuance or corrections.
Can someone download it for me?
Yes — with your authority the desk can complete the steps and deliver the deed, which is common for overseas owners.
